This was originally built on speculation for the Palm Haven Investment Corp. (PHIC) in 1920 by the construction firm, Wallace & Bush. Lysle Bush ran the firm from 672 Coe Avenue until 1921 when he finished his personal residence at 875 Plaza Drive. His firm built 4 others for PHIC in the same year: 810 Clintonia, 848 Clintonia, 866 Hartford, & 840 Plaza. 840 Plaza was replaced in 1996.

820 Hartford next door sits on land that was subdivided from 810's original lot. This may explain the home's southward orientation of picture windows and front entry.

This home of unusual split-level floor plan for its time was designed by the venerated San Jose firm of Wolfe & Higgins in 1925. Its corner lot position is balanced with a flying buttress in the front and an arched entry set back to the side. Another unusual feature for the time is its integrated garage to the rear.

This 1932 home of terse Spanish architectural influence was built by carpenter Thomas Rose on a narrow lot that was originally to be the new alignment of Riverside Drive for Riverside Park. Like many builders and carpenters during the Great Depression, when no one would pay to build a home, they would build inexpensive homes for themselves & hope to cover their costs when the market improved.

This home's architectural ambiguity is perhaps reflected in its builders' roots. Hilaire Garnot, a mfr's agent at Builders Service & Supply (BS&S) had it built for him in 1921. A year later he sold it to another BS&S employee: Claude Argall.

It is in good original condition. The lot was expanded years ago when the public "tot-lot" on this block was divided between adjacent properties.

Local historians credit the construction of this home to Jeremiah B. Wolfe, the father of the very successful local architect: Frank D. Wolfe. Jeremiah lived at 1060 Bird Avenue around the late 1800s when this home was built.

Its low-pitched roof is intact - originally installed with asbestos and crushed brick. The front entry was reworked in subsequent years as were other changes inside and in the rear.
